Why Home Inspections are Essential

Home inspections are crucial in the home buying process because they identify structural and systemic problems in a house that cannot be seen by the naked eye.  In some cases a general inspection may not be enough, in which case a specialist will be able to identify more serious problems such as asbestos, lead paint, radon, methane gas, mold and damage from wood-eating pests.

If you’re the buyer, make sure you’re present during the inspection so you can ask questions and get a closer look at the condition of house.  The inspector will check the condition of walls, ceilings, floors, foundation, insulation and roof.  They will also look at the electrical wiring, grounding, main panel, circuit breakers, light fixtures and exhaust and ceiling fans.  Plumbing and appliances are huge inspection items, as they are most often hit with problems.  Other categories to inspect include the water heater, furnace, fireplace, chimney, air conditioning, garage, and the entire exterior of the house.

Getting a home inspection could save you years of headaches trying to fix an unknown problem in your house.  Ask around for inspector referrals and for your friends’ opinions.  They’re sure to know someone who does a great job!
